I have been working in the Real Estate business for almost 4 years now, before that I was a internet programmer and web developer. My friend Greg Olive owned his
own brokerage firm in Virginia Beach and he convinced be to get my license and work with him. He closed his brokerage firm and moved on to better things, you could
say a greater calling.

Just under 1 month ago I transfered my License to The Real Estate-XChange, in hopes of providing sean schroedermy clients with better service. As an agent I believe in maintaining open lines of communication. By clients can always call on me, and I will always answer if able or I will return their call at the first opportunity. I am a father of a 6 year old son who is also my little helper. I am also a husband to my lovely wife Kathy, who supports me a encourages me to go forth and help my clients even when I would rather just sit and watch a show with her.

About The Real Estate-XChange

I can better tell you about The Real Estate-XChange by telling you why I decided to join there group. The Real Estate-XChange is a new company only about one and a half years young located in Chesapeake, we have not one broker but two working brokers. Both Matt and Dave keep their fingers on the pulse of the industry and have worked hard to develop programs that assist and benefit our clients. Our motto is to think outside the box, The Real Estate-XChange has invested heavily in current technology, specifically the internet. But the biggest reason is that the brokers At the Real Estate-XChange realize that I am their client, and that to serve me well serves my clients well.

Why select me, what sets me apart from the other agents in the area?

Rain Rain Rain…

Ok I realize that we need the rain, my grass is brown and the only things that are growing now are weeds. I have been trying to kill these weeds for years and now I am thinking maybe I should just kill off the grass and feed the weeds! The other day we finally received just under 3″ of rain during the night and today has been gloomy, dark and wet. At least the rain is coming down slow, and the ground may have a chance to absorb the water and my grass just might start to grow again, as will my beautiful weeds. By the time this rain system passes over, we are estimated to get between 2 and 3 inches again.

We have been in the middle of a drought, though we haven’t been put under any mandatory water restrictions, I doubt that is going to happen now.

 

Virginia Beach – What I remember as a young boy

I grew up in Virginia beach since age 7, after moving here from Ohio. As a young boy and teenager I have vivid memories of blue crabs. During the summer all of the neighborhood kids would purchase chicken legs and head to the apartment complexes boat dock.

We would than tie one piece of chick to a string of chicken and toss it in. Before you knew it, there were 20 or so lines in the water. Eventually, the lines would tighten and we would net our crabs. This would go on for hours. Eventually we had several coolers and boxes full of yummy blue crabs. That night we would cook’em up and eat! That was in the early 80’s.

Fast forward to 2007. I haven’t crabbed for years and today I read a story in our local newspaper. In 1997, the peak of the crab harvest reach 39,777,238 and it has declined ever since. The latest numbers came in for 2006 at 22,529,918. This is prompting the Virginia Marine Resource Commission to recommend that the state continue a freeze on new crabbing licenses through 2010!

My First Rental property.

Today I received confirmation from a prospective client that they are going to hire me as their property manager! Aside from my own rental property, this is my first one. I have a long history in the collections world as a repo man, skip tracer and adjuster. I am hoping that this is similar.

My goal is to have atleast 24 rental properties in the area that I service, well I am now only 23 away from my goal! Is 24 properties high, low or average? I understand that the number of properties managed by individual any one agent varies based on the reason they are doing the property management.

I am using the basic Realtor contracts, any suggestions?

Management Fees and other misc services charged to the owner

The Realtor contract has several misc fees such as Management fees, in addition to the percentage that I charge to manage the property. What is the justification for this fee. I understand charging potential renters
a non-refundable application fee, and a credit report fee and late fees but what is this management fee? Isn’t this why we charge a monthy percent of the rent?

Renters have you ever thought when you should buy?

I have talked to many renters, and this is what I am most commonly asked. “How do I know if I should keep renting or if I should buy?”In my neck of the woods, here in Chesapeake, Virginia Beach and Norfolk, a home buyer can get a really nice home for $250,000.  This would be a 3 bed, 2 bath, 1500 to 1800 sqr foot home with a nice yard.  The mortgage payment per month would be 1200 to 1300, of course this would vary based on credit score, MIP, escrows etc.  But with the mortgage interest deduction and taxes the buyer may possibly save or break even. (Check with your tax consultant)

So my answer to anyone who is renting if you are paying 900 or more, it is probably high time to consider purchasing a home.

Chesapeake Virginia – Battle of Great Bridge

Thousands of motorist drive past a historic land mark without ever knowing it is there. The battle of Great Bridge occurred on December 9, 1775. When British Royal governor Lord Dunmore moved his troops from Norfolk to Great Bridge to await the American forces. In a brief and decisive battle the British forces were pushed back to Norfolk by the American forces. This action occurred not far from where the Chesapeake Municipal Center is located. On the inter coastal water way, tucked in a clearing, were a museum will one day be built, stands a monument to this battle.Here of photo of Monument:

It is Monday.. Now what does the market look like today

I still think it is odd that we are in a strong buyers market, were the sellers are just giving away closing cost assistance, and the builders are including granite counter tops, tiled floors, sprinkler systems and in some cases 10 to 20,000 dollars contributions towards closing costs and down payments. So are the buyers really not buying? Based on the reports I ran this morning for the areas that I work ( Virginia Beach and Chesapeake ) home purchases dropped, significantly for the month of October compared to the same time frame a year ago.Here is the current market report YTD ( October 22, 2007 ) for Virginia Beach and Chesapeake

Homes sold to date: 8,645
Homes sold last year: 10072

A difference of 1,427 homes this is a 14% decrease from 2006 with the number of homes available in my service area at only 5,988 and 644 homes have been taken off the market this month alone, buyers just might miss the boat if they don’t start now.
